Start by finding your favorite layout on our Floor Plans page, then complete your application online through our secure application portal or in person at the leasing office. From there, each applicant is screened for credit, rental history, income, and public criminal records, and we'll let you know if any additional documentation is needed. Our team is happy to guide you through the process anytime.

Applicants must show a gross monthly income of at least three times the monthly rent.

We like to keep things flexible! Canvas at Midlothian offers lease terms typically ranging from 12 to 18 months, though availability can shift depending on the time of year.  For the most current options, feel free to contact our leasing team.

At this time, subleasing is not permitted at Canvas at Midlothian. If your plans change down the road, our team can lay out the options available to you.

Paying rent here is simple. You can manage payments securely anytime through our online resident portal.

Yes. An application fee of $125 is required per applicant, along with a $250 administrative fee. For current specials and full fee details, reach out to our leasing team.

Security deposits vary by floor plan, with $500 for two-bedroom homes and $750 for three- and four-bedroom townhomes. Additional deposit amounts may apply based on your screening results, and deposits are due upon approval.

Yes, there are a few additional monthly fees to keep in mind. These include a $75 community fee and a $4 pest control fee. Our leasing team will lay out all costs upfront, so you'll know exactly what to expect before you move in. 

Trash, electricity, and internet are billed separately, giving you more control over your monthly usage. Residents will need to set up these accounts before move-in, and water is billed directly through the property.

Yes. Every resident is required to carry renter's insurance for the full term of their lease, with a minimum liability coverage of $100,000. It's an easy way to protect yourself and your belongings, and our team is happy to answer any questions about the requirement.

Internet service is provided by AT&T, and cable service isn't currently offered. 

Yes, we do! Through our Preferred Employer Program, we're proud to offer special move-in discounts to many of the people who help keep our community running, including first responders, healthcare professionals, educators, veterans, military personnel, and employees of select local businesses.

We're always happy when our residents choose to stay! We'll reach out with your renewal options about 90 days before your lease ends. If you'd like to renew, simply let us know at least 60 days before your scheduled move-out date, and we'll take care of the rest. 

We understand that life happens! If you need to end your lease early, we ask for a 60-day written notice along with a termination fee equal to two months' rent. Our leasing office is happy to talk you through your options.

We'll get this to you as quickly as we can! Security deposit refunds are typically processed and mailed within 30 days of your move-out date. 

Just one thing to keep on your calendar! A 60-day written notice is required before your move-out date, so it's good to plan ahead as your move approaches.
