Tours and Applications

There are a number of ways you can explore Canvas at Midlothian, including guided in-person tours or virtual tours. If you’d prefer to tour in-person, you can schedule a tour through our website or call our friendly leasing team and we’ll be happy to find a time that works best for you. Please bring a valid ID to your in-person appointment.  

After you choose your desired home, you'll complete your application online through our secure portal or in the leasing office, submit the necessary fees, and provide any required documentation. Applicants will be screened for credit, rental history, income, and public criminal records. For more information, please contact our leasing team directly. 

Applicants must show income of at least three times the monthly rent. 

Canvas at Midlothian offers flexible lease options, typically ranging from 12 to 18 months, but options may vary depending on time of year and availability. For more information on available lease terms, please contact our leasing team

No, subleasing is not permitted.  

Pricing, Fees & Deposits

Pay securely through our resident portal.  

Yes. An application fee of $125 is required per applicant, as well as a $250 administrative fee. Contact the leasing office for all fees and current specials! 

A $500 deposit is required for two-bedroom homes, and a $750 deposit is required for our three and four-bedroom townhomes. Additional deposits may be required based on your screening results. Deposits are due upon approval.   

Yes. In addition to rent and utilities, the following monthly fees are required: 

  • Amenity Fee: $75 

  • Pest Control: $4 

Trash, electric, and internet are billed separately, giving you full control over usage. Residents are required to set up accounts before move-in. Water is billed by the property.   

Yes. Each resident must maintain renter’s insurance throughout their lease with a minimum liability coverage of $100,000. Please contact us for more information. 

Internet is provided by AT&T. Cable is not currently offered.

Pets

Yes, Canvas at Midlothian is pet-friendly! Dogs and cats are welcome, with some breed restrictions. Contact us for more details.  

A one-time pet fee of $500 and a $40 monthly pet rent fee per pet is required.

Yes! We love to organize regular events designed to bring neighbors together. 

You can submit a maintenance request through our online resident portal at any time. Additionally, emergency maintenance services are available 24/7 and can be submitted through our maintenance phone line or by calling the main office.

General Information

You’ll receive a renewal notice 90 days prior to lease expiration. Simply notify us at least 60 days from your scheduled move-out date if you’d like to renew, and we’ll prepare an updated lease agreement. 

We understand that plans can change. If you need to end your lease early, we require a 60-day written notice along with a termination fee equal to two months’ rent. Please contact the leasing office to review your options. 

Security deposit refunds are typically processed and mailed within 30 days after your move-out date. 

A 60-day written notice is required before your move-out date.
